1.1 Booking Confirmation: Your booking will be confirmed once full payment is received.

1.2 Payment Methods: We accept payment via Airbnb’s secure payment platform.

1.3 Cancellations: Cancellations are subject to the cancellation policy specified on the Airbnb listing page. Please review this policy before making a reservation.

2.1 Check-in Time: Check-in is from 3:00 PM onwards. Early check-in is subject to availability and must be pre-arranged.

2.2 Check-out Time: Check-out is by 11:00 AM. Late check-out may incur additional charges.

2.3 Key Collection: Instructions for key collection will be provided upon booking confirmation.

3.1 No Smoking: Smoking is strictly prohibited inside the property.

3.2 No Pets: Pets are not allowed on the premises.

3.3 Maximum Occupancy: The property accommodates a maximum of 9 guests. Exceeding this limit may result in termination of the booking without a refund.

3.4 Noise Levels: Please respect our neighbours and keep noise levels to a minimum, especially after 10:00 PM.

3.5 Cleanliness: Please keep the property clean and tidy. Dispose of rubbish in the designated bins and clean up after yourself.

6.1 Residential Use Only: The property is for residential use only. Parties, events, or commercial activities are not permitted.

6.2 Compliance with Laws: Guests must comply with all local laws and regulations during their stay.

7.1 Violation of Terms: Violation of any of these terms and conditions may result in immediate termination of the booking without a refund.

7.2 Right to Refuse Service: We reserve the right to refuse service to anyone for any reason not prohibited by law.

8.1 Jurisdiction: These terms and conditions are governed by the laws of New Zealand. Any disputes arising from these terms and conditions shall be subject to the exclusive jurisdiction of the courts in New Zealand.
